Construction is complete at Upstate Trade Center, our new 907,400-square-foot speculative industrial development in Greenville, South Carolina. The project is comprised of two Class-A industrial facilities, and construction was completed by Frampton Construction. 

The facilities, constructed of concrete tilt walls and structural steel framing, are equipped with ESFR (Early Suppression Fast Response) sprinklers, energy-efficient LED lighting, and 60mil TPO (Thermoplastic Polyolefin) membrane roofs. Building one measures 640,640 square feet with a cross-dock design and a 36-foot clear height. Building two is 266,760 square feet with a rear-loading layout and a 32-foot clear height.

The project’s location, adjacent to US-25 and the Donaldson Center Airport (GYH), is within four miles of I-85 and presents direct access to critical Southeastern metropolitan areas.

JLL is the sales representative for the two-building forward purchase opportunity. Merriman-Schmitt Architects provided the design services, and Thomas + Hutton served as the civil engineer. Work on the site began in January 2022 and was completed in January 2023.
